Location

The lands are located on the edge of Ashbourne town which is 10 miles North West of Dublin City and is linked by the N2 dual carriageway. Ashbourne has seen massive growth over the last ten years and now has a population of 8,528 according to the 2006 Census of Population.

These prime lands straddle the recently completed N2 Ashbourne Bypass and are linked by the Ballybin Road which crosses the dual carriageway, via flyover, to the southern end of the lands. The Ballybin Road is the main road that links Ratoath with Ashbourne. Ratoath has also experienced similar growth to Ashbourne over the last number of years.

The lands to the West of the Ballybin Road are unzoned and comprise 1.55 Ha (3.85 Acres).

The remainder of the lands to the West of the N2 Ashbourne By Pass are unzoned. They are currently split into five large tillage fields comprising 36.7 Ha (90.6 Acres). The topography of the site is largely flat and the site benefits from excellent road frontage onto both N2 Ashbourne Bypass and the busy Ballybin Road. The zoned lands to the East of the Ballybin Road include 6.6 Ha (16.3 Acres) of Industrial lands (Objective E1), 2 Ha (4.94 Acres) of residentially zoned lands (Objective A4) and 5 Ha (12.35 Acres) of amenity lands (Objective F1).

The remainder of the lands and the period property are currently unzoned, however according to Meath County Development Plan 2007 - 2013:
